
Adayar SRO Leads the Way in Modernizing Property Registration Services
The Adayar Sub-Registrar Office (SRO) in Thiruvanmiyur has been revamped with modern amenities, including access-controlled entry, air-conditioning, and visitor-friendly facilities. This initiative aims to enhance security and improve the overall experience for property buyers and sellers. As part of a broader effort to upgrade technology in property registration, the government plans to modernize 30 more SROs across the state, including those in Virugambakkam and Villivakkam.
With 588 sub-registrar offices handling nearly 15,000 visitors daily, the government is focusing on streamlining operations. Adayar SRO was chosen as a model office for this transformation due to its significance in property transactions. Since its establishment in 1982, it has been a major registration hub. In 2023-24 alone, it processed 4,955 documents, generating ₹295.53 crore in revenue. In the current financial year, 3,680 documents have been registered, bringing in ₹190.57 crore.
The new access control system requires visitors to collect a token and an access card before entering, ensuring a more organized and efficient process. Entry is limited to 10 people at a time. Additionally, the SRO now boasts modern facilities such as a library, comfortable seating, WiFi, and other conveniences to enhance visitor experience.
The initiative has also garnered interest from other states. A delegation from the Andhra Pradesh registration department recently visited to study the model, considering similar upgrades in their state.
While modernization is a welcome step, some challenges remain. G. Mohan, former president of the Chennai Southern Builders Association, acknowledged the improvements but pointed out ongoing concerns. “Delays in returning documents due to staff shortages and technical issues are still common. Obtaining Encumbrance Certificates (ECs) also remains a challenge,” he said.
As Tamil Nadu moves towards a more efficient and technology-driven property registration system, stakeholders hope that modernization efforts will address these concerns and create a seamless process for property transactions.
